COMMENTS

- We are not liable for any disputes arising from third-party agreements.
ACCEPTANCE OF TERMS

PAYMENT TERMS & FEES
- Payments must be made in full before the service is provided unless otherwise agreed in writing.
- All fees are non-refundable.
- We reserve the right to adjust pricing and fees as necessary.
MODIFICATION OF TERMS
We reserve the right to modify these terms at any time. Continued use of the website constitutes acceptance of the updated terms.
USER RESPONSIBILITIES
Users must:
- Provide accurate, complete, and up-to-date information when engaging with our services.
- Maintain the confidentiality of their account details.
- Use the website lawfully and ethically.
Users must not:
- Use the website for unlawful purposes.
- Attempt to gain unauthorized access to any part of the site.
- Copy, reproduce, or distribute website content without permission.
CAUTION FEE
- A refundable caution fee of ₦100,000.00 (or its equivalent in other currencies) is required before check-in.
- The refund will be processed within 24-48 hours after checkout, subject to an inspection confirming no damages.
- For corporate, official, or private events, a higher caution fee may apply based on guest numbers and event type.
CHECK-IN & CHECK-OUT
- Check-in: From 2:00 PM
- Check-out: By 12:00 PM
- Guests must notify management at least 30 minutes before checkout for inspection.
- A 10-minute grace period is allowed after checkout. Beyond this, a ₦20,000.00 (or its equivalent in other currencies) per hour late checkout fee applies.
USE OF PROPERTY
- Guests must maintain the apartment in good condition.
- Any damage or missing items will be charged to the guest.
- Guests are responsible for their personal safety and belongings.
- Pets are not allowed as violation attracts a ₦100,000.00 (or its equivalent in other currencies)
- Guests must pay for all bar charges incurred during their stay.
PARTIES & NOISE CONTROL
Parties and loud music are strictly prohibited.
DECORATIONS & FURNITURE
- Hanging, pasting, or sticking items on walls/ceilings is not permitted.
- Violations result in caution fee forfeiture and possible additional repair costs.
- Moving or repositioning furniture is not allowed.
VIDEO SHOOTS
Commercial video shoots are not permitted without prior approval.
CLEANING SERVICES
- Cleaning and bed linen changes are done every two days.
- Extra cleaning or bed linen changes outside the schedule cost ₦10,000.00 (or its equivalent in other currencies) per request.
OCCUPANCY & EXTRA CHARGES
- A 4-bedroom apartment accommodates a maximum of 8 guests.
- Up to 2 additional guests may stay at ₦30,000.00 (or its equivalent in other currencies) per person.
- Exceeding the limit attracts a ₦100,000.00 (or its equivalent in other currencies)
CANCELLATION POLICY
Cancellations are not allowed when check-in is less than 7 days, and payments made are non-refundable.
REFUND POLICY
- Full refund for cancellations within 48 hours of booking (if check-in is at least 14 days away).
- 50% refund for cancellations at least 7 days before check-in.
- No refund for cancellations less than 7 days before check-in.
SMOKING POLICY
- Smoking inside the apartment is prohibited and may result in caution fee forfeiture.
- Smoking is allowed only on balconies or designated outdoor areas.
GUEST ACKNOWLEDGMENT & ACCEPTANCE OF TERMS
By making payment, you confirm that you have read, understood, and accept all terms and conditions.
CHECK-OUT REMINDERS
- Ensure you check for all belongings at least 2 hours before checkout.
- Management is not responsible for any missing items after checkout.
LIMITATION OF LIABILITY
We do not guarantee uninterrupted website access and are not liable for damages arising from use.
GOVERNING LAW
The Laws of the Federal Republic of Nigeria shall govern the interpretation, validity, performance, and enforcement of this Agreement. Each Party hereby consents to the exclusive jurisdiction of the High Court of Lagos State to enforce any rights or obligations under this Agreement.
DISPUTE RESOLUTION
Disputes shall first be resolved through reasonable efforts at amicable resolution, if unresolved amicably within 7 days; both parties agree to explore the Mediation method of resolving disputes. Where the above mediation method of resolving disputes fails, each Party agrees to submit to the exclusive jurisdiction of the Nigerian courts to settle any dispute or claim that arises out of or in connection with this subject matter.
TERMINATION
We reserve the right to terminate user access for violations of these terms.
