WHO WE ARE
Tomecaetty International Services (“Company,” “we,” “our,” or “us”) is a premier hospitality and property management company. We value your comfort, privacy, and safety. These Terms and Conditions govern the use of our apartments, website, and services. By making a booking, checking in, or using our facilities, you agree to comply with all the terms stated herein.
1. PRIVACY & DATA PROTECTION
We collect and process personal data such as your name, contact information, and identification solely for reservation, security, and communication purposes.

2. IDENTIFICATION ON CHECK-IN
- All guests must provide a valid government-issued ID (International Passport, Voter’s Card, or Driver’s License) at check-in.
- Guests without proper identification will not be allowed entry or accommodation.
3. CHECK-IN & CHECK-OUT
- Check-in: From 2:00 PM
- Check-out: By 12:00 PM
- Early check-in is subject to availability and may attract a fee.
- Unauthorized late check-out is charged at ₦20,000 (or its equivalent in other currencies). per hour after a 10-minute grace period.
- Guests must inform management 30 minutes before checkout for inspection.
4. CHECK-OUT REMINDERS
- Ensure all belongings are collected before checkout.
- Management will not be responsible for missing items after departure.
5. PAYMENT TERMS & FEES
- Full payment is required before check-in unless otherwise agreed in writing.
- All payments are non-refundable except as stated under the refund policy.
- Tomecaetty International Services reserves the right to adjust pricing and fees as deemed necessary.
6. CAUTION FEE
- ₦100,000.00 (or its equivalent in other currencies) refundable caution fee is required before check-in.
- Refunds are processed within 24–48 hours after inspection confirming no damage.
- For corporate, official, or private events, a higher caution fee will apply based on the number of guests and event type.
7. CANCELLATION & REFUND POLICY
- Full refund: Cancellations within 48 hours of booking (if check-in is 14 days away).
- 50% refund: If cancelled 7 days before check-in.
- No refund: If canceled less than 7 days before check-in.
- Payments are otherwise non-refundable.
8. NUMBER OF GUESTS IN EACH APARTMENT
- Studio/One Bedroom: Maximum of 2 adults and 1 child (under 3 years).
- Two Bedroom: Maximum of 4 guests.
- Three Bedroom: Maximum of 6 guests.
- Four Bedroom: Maximum of 8 guests.
- Up to 2 additional guests may be accommodated at ₦30,000.00 (or its equivalent in other currencies) per person per night.
- Exceeding the limit attracts a ₦100,000.00 (or its equivalent in other currencies)
For safety reasons, do not exceed the stated occupancy limit.
9. EVENT BOOKING POLICY
- Event booking attracts a separate charge, guests found to have hosted guests for event purposes would result in Caution Fee forfeiture and the client would be charged for fees applicable to event booking.
- The maximum number of guest allowed into the property for any event is 20 guests; violation attracts #100,000.00 (or its equivalent in other currencies).
- Guests are responsibility for the safety of their party/event guests personal life and properties, the company or management would not be held liable for loss or stolen items, damages or injury to person/loss of life.
- Large cooking for event purposes is strictly prohibited. Guests are expected to engage the services of a catering to come with already prepared food to set up to serve guests meals. Violation attracts #100,000.00 (or its equivalent in other currencies).
10. CLEANING SERVICES
- Apartments are cleaned and bed linens changed every two (2) days.
- Additional cleaning requests attract a ₦10,000 (or its equivalent in other currencies) fee per request.
11. USE OF PROPERTY
- Guests must maintain apartments in good condition.
- Any damage or missing items will be charged to the guest. Where damages are above the caution fee deposit, such additional charges will be paid by the client before checkout.
- Hanging, pasting, or sticking items on walls or ceilings is not allowed.
- Moving or repositioning furniture is prohibited to prevent damages.
- Violations lead to caution fee forfeiture and possible additional repair costs/losses in the event that cost for repairs/replacement exceeds the caution fee deposited.
- Guests are responsible for their personal safety and belongings.
- Guest must pay for all bar Charges incurred during their stay.
- The property must not be used for illegal activities of any kind.
12. PARTIES, LOUD MUSIC & NOISE CONTROL
- Parties, loud music, and disturbances are strictly prohibited.
- Quiet hours are between 9:00 PM and 8:00 AM
- Violations may result in eviction without refund and forfeiture of the caution fee.
13. SMOKING POLICY
- All Tomecaetty International Services apartments are strictly non-smoking indoors.
- Smoking is allowed only on balconies or designated outdoor areas.
- Use of candles or open flames is also prohibited.

14. PET POLICY
- Pets of any kind are not permitted.
- Violation attracts a ₦100,000.00 (or its equivalent in other currencies)
15. ELECTRICITY USAGE
- Each apartment has a reasonable electricity allowance.
- Guests are advised to switch off all electrical appliances, air conditioners, and water heaters when leaving the apartment.
- Excessive or careless usage may attract a surcharge.
PLEASE TURN OFF ALL ELECTRICAL APPLIANCES, AIR CONDITIONERS AND WATER HEATERS BEFORE LEAVING YOUR APARTMENTS.
16. VIDEO SHOOTS & COMMERCIAL USE
- Commercial or professional photo/video shoots are prohibited without prior written approval.
- Guests found to have done a commercial video shoots would result in caution fee forfeiture and the client would be charged for fees applicable to event booking.
17. GUEST CONDUCT
- Guests must behave respectfully towards staff and other guests.
- Threatening, abusive, or intoxicated behavior will not be tolerated.
- Tomecaetty International Services reserves the right to refuse check-in or remove guests exhibiting inappropriate conduct without refund.
18. NO TENANCY RIGHTS
- Use of Tomecaetty International Services properties does not create tenancy rights.
- Guests occupy the property solely as licensees for the duration of their booking.
19. LIABILITY FOR GUEST’S LOST OR DAMAGED PROPERTY
- Tomecaetty International Services shall not be held liable for any lost, stolen, or damaged personal property unless negligence is proven in court.
- Guests are advised to secure valuables and lock doors when leaving the apartment.
- Vehicles parked within the premises are at the owner’s risk.
20. LIABILITY FOR DAMAGED PROPERTY (COMPANY PROPERTY)
- Guests are responsible for the care of the apartment and its contents during their stay.
- Any damage caused by willful negligence, default, or irresponsible behavior will result in repair or replacement charges.
- Guests must immediately report any damage to management.
21. TERMINATION OF STAY
Tomecaetty International Services reserves the right to terminate accommodation or access immediately for:
- Breach of any of these terms
- Illegal or disruptive activities
- Failure to cooperate with management
22. LIMITATION OF LIABILITY
- We do not guarantee uninterrupted website or property access.
- Tomecaetty International Services shall not be liable for indirect, incidental, or consequential damages arising from the use of our services.
- GOVERNING LAW
The Laws of the Federal Republic of Nigeria shall govern the interpretation, validity, performance, and enforcement of this Agreement. Each Party hereby consents to the exclusive jurisdiction of the High Court of Lagos State to enforce any rights or obligations under this Agreement.
- DISPUTE RESOLUTION
Disputes shall first be resolved through reasonable efforts at amicable resolution, if unresolved amicably within 7 days; both parties agree to explore the Mediation method of resolving disputes. Where the above mediation method of resolving disputes fails, each Party agrees to submit to the exclusive jurisdiction of the Nigerian courts to settle any dispute or claim that arises out of or in connection with this subject matter.
OTHERS
- The use of any Tomecaetty International Services Apartments or properties for illegal or unauthorized activities of any kind is strictly prohibited. This includes, but is not limited to, fraud, trafficking, prostitution, or any activity contrary to the laws of the Federal Republic of Nigeria. Tomecaetty International Services shall not be held liable for any such actions; the guest or occupant will be fully responsible and liable for any legal, financial, or reputational consequences arising therefrom.
- Guests shall not engage in any act that constitutes a breach of law or public order while on the premises. All guests and their visitors are expected to conduct themselves responsibly, respectfully, and in a manner that promotes safety, peace, and comfort for other occupants and staff members at all times. Any form of violence, harassment, or disruptive behavior will not be tolerated and may lead to immediate eviction without refund.
III. Full payment is required prior to check-in for all reservations. In cases where a part payment is made to secure a reservation, the balance in full must be settled upon arrival before access is granted to the apartment. Failure to comply will result in automatic cancellation of the booking and forfeiture of any deposit made. All payments made are non-refundable, except where otherwise provided in our official refund policy.
- Guests shall not, at any time, create a nuisance, disturbance, or engage in anti-social conduct that affects other guests, residents, or staff members. This includes but is not limited to loud arguments, offensive language, excessive noise, or unruly gatherings. Such behavior may lead to termination of stay, forfeiture of caution fee, and removal from the premises.
- Tomecaetty International Services Apartments and facilities are provided strictly for appropriate, lawful, and personal use. The premises must not be used for commercial, religious, or political gatherings, unless expressly approved in writing by management. Guests are expected to maintain the property in a clean, orderly, and damage-free condition throughout their stay.
- Guests are fully responsible for the conduct and actions of all visitors they admit onto the premises. Any damage, disturbance, or violation caused by a visitor shall be deemed the responsibility of the host guest, and all penalties or charges will be applied accordingly. Visitors are not permitted to stay overnight unless prior authorization is obtained from management.
VII. Guests are not permitted to re-let, sublet, or assign their reservation, apartment, or access rights to any third party under any circumstance. Any such act shall be deemed a fundamental breach of contract, resulting in immediate cancellation of stay and forfeiture of all payments and caution fee.
VIII. Tomecaetty International Services reserves the absolute right of admission and eviction.
Management may, at its sole discretion, refuse entry or terminate accommodation without refund if a guest is found to be:
- Under the influence of alcohol or drugs;
- Engaged in illegal or immoral activities;
- Unsuitably dressed or acting in a disorderly, threatening, or abusive manner; or
- In violation of any of the company’s established rules or terms.
This policy ensures the safety, comfort, and dignity of all guests and staff within the facility.
- Guests acknowledge that the use of Tomecaetty International Services Apartments does not create a tenancy, leasehold, or ownership interest of any kind. Accommodation is granted strictly for temporary lodging and may be withdrawn in accordance with company policy.
